About the Role
We are seeking an experienced and enthusiastic Property Manager to oversee a small portfolio of HMO (Houses of Multiple Occupation) properties with 40 rooms to manage.
The ideal candidate will live locally, have a proven track record in property management and lettings, understand the local area, have established relationships with local tradesmen, and be available to work limited hours on weekends.
Key Responsibilities
Property Management:
Oversee day-to-day operations of HMO properties.
Ensure properties are well-maintained and compliant with local regulations.
Coordinate repairs, maintenance, and inspections.
Handle tenant issues and resolve disputes efficiently.
Utilise property management software (Arthur), task management tools (Trello), and communication platforms (Slack and WhatsApp).
Lettings Management:
Manage the lettings process, including responding to enquiries and conducting viewings (including on weekends).
Advertise rooms on SpareRoom, Open Rent, and other portals.
Ensure all legal requirements are met.
Tenant Relations:
Serve as the primary contact for tenants, including rare out-of-hours emergency issues.
Manage keys
Handle tenant inquiries
Conduct regular property inspections and ensure tenant satisfaction.
Financial Management:
Prepare and manage property budgets with landlords
Coordinate with landlords regarding financial matters and property performance.
Local Knowledge:
Utilise extensive knowledge of the NW2 area to benefit property management and lettings.
Establish and maintain relationships with local tradesmen for efficient and reliable property maintenance.
Essential Qualifications and Skills
Experience:
Minimum of 3+ years of experience in property management and lettings.
Proven ability to manage multiple properties and tenants effectively.
Skills:
Excellent communication and interpersonal skills.
Strong organisational and problem-solving abilities.
Ideally proficient in property management software.
Ability to work independently and as part of a team.
Attributes:

Separate admin support for deposits, contracts, managing tenant applications, checking rents, etc.
