I am setting up a Website and I would like to offer a number of documents to download for free. I therefore need the following documents produced.
1 - Shorthold Tenancy Agreement
2 - Letting Agreement
They must be 100% legal and complaint with current UK Law. It is essential that I have full rights to publish and distribute these documents, so not just a copy of an existing Agreement that has copyright. It will be a requirement that you provide a signed letter confirming both of the above points.
I also have 10 further documents (as listed below). I want to get these to be checked (amended as required) to ensure that they are correct and fully conversant with current UK Law. They are all well developed, so should require very little amendment.
B1 - Breach of Tenancy Agreement
B2 - Rent Review Form
B3 - Tenancy Reference Record
B4 - Possession of your property
B5 - Rent in arrears - Warning Letter 1
B6 - Rent in arrears - Warning Letter 2
B7 - Tenants Standing Order
B8 - Payment of Bills
B9 - Guarantor Application
B10 - Inventory
Please advise if you feel these are the main document a Landlord will require to let a property for Holiday or Long Term Let.
You must be a fully qualified solicitor/legal practitioner and fully conversant with UK Law (particularly regarding UK Tenancy/Landlord rights). Ideally you should have your own established solicitor/legal practise.

Hi,
Although I am not a solicitor I am property manager with almost 10 years experience.
I hold both the Association of residential letting agents and national association of estate agents qualifications in all aspects of the law relating to tenancy issues (MARLA). I previously worked for 2 large letting companies in charge of issuing and updating their tenancy and tenant related documentation and as such keep most documents on file.I also liaise with document providers and the national association to keep updated with policy and law changes. I believe I can offer you at least 10 further documents as well as those detailed in your list and can include reviews and copies of both section 21 notices (a and b), a full section 8 notice together with a detailed chart of how to deal with posession proceedings. I have advised many letting agents and landlords on matters relating to correct documentation and believe I can advise you in this matter both accurately and responsibley. I can also provide references from other managing agents and property professionals I have acted for previously.
I will also be more than happy to chat to you prior to the work taking place.
I am also happy to provide copies of my certificates for the qualificatons related to property letting and rentals.
